This week’s Bytes brings together helpful Kansas City real estate insight, homeowner tips, buyer education, local community fun, and a little real estate humor. Whether you are buying, selling, dreaming, investing, or just watching the Kansas City housing market, this issue is designed to keep things simple, useful, and easy to understand. |
Here's what we're chewing on this week: |
• Kansas City World Cup Coloring Contest • Not the type of “dream” home most Kansas City buyers are hoping for • The American Dream does not always start with the dream home • Ever find yourself looking at Kansas City homes you can’t afford online? |
|
But first, let’s start things off with our... |
Your Kansas City dream home does not always happen in one move. Sometimes homeownership is built through a few smart moves stacked together. |
⚽🎨 Sellstate Heartland Realty is excited to bring a little World Cup energy to Kansas City with our FIFA 2026 World Cup Coloring Contest for kids! Kansas City area families can download the coloring page, let the kids show off their creativity, and submit their finished artwork for a chance to win a FIFA World Cup soccer ball. The contest ends July 31, 2026, so do not miss the fun! |
Not the type of “dream” home most buyers are hoping for 😬 |
Apparently, when buyers say they are looking for a dream home, they may need to be a little more specific about the type of dream! A real estate agent in Arkansas was recently walking up to a house with a buyer and found a large black snake slithering up the front door as if it was waiting for the showing too. If that was not enough to send everyone back to the car, they soon discovered more snakes hiding in the eaves and even inside the electrical panel.
We’re curious… would you still want to see the house? |
The American Dream does not always start with the dream home |
June is National Homeownership Month, and for many Kansas City buyers, that can feel encouraging and frustrating at the same time if buying a home feels further away than expected.
One thing that often gets overlooked is that many homeowners did not start with the house they originally pictured. For a lot of people, the path to homeownership involved compromises, tradeoffs, creative thinking, or taking a first step that looked different than expected.
We recently published an article about why the path to homeownership does not always happen the way people imagine, why the first home is not always the dream home, and how Kansas City buyers can think more strategically about taking the first step. |
| | | Hopefully you’ll never need this...Divorce is difficult enough on its own, and selling a Kansas City area home during that process can add more decisions, emotions, and stress. This free guide, How to Navigate Selling a House During Divorce, explains common issues homeowners may face and how to approach the selling process with more clarity. |

We hear that question often, and we’re always happy to answer it. The honest answer is that there is no one-size-fits-all Kansas City real estate market. Conditions can vary by neighborhood, price range, property type, home condition, and whether someone is buying, selling, or investing.
Most people do not need a pile of real estate data until the numbers apply to their home, their search, or their next move. That is why we keep this newsletter useful, easy to read, and a little more fun than a market report.

Ever find yourself looking at Kansas City homes you can’t afford online? |
Scrolling through amazing homes online has become a national pastime, and Kansas City buyers are no exception. If you occasionally fall down the rabbit hole of looking at dream homes, luxury listings, or properties outside your current budget, you are definitely not alone. Whether you are actively house hunting, hoping to buy someday, or just enjoying the daydream, almost everyone has searched homes that are outside the current budget.
|
Not sure how Instagram got dragged into it, but it is encouraging to see younger buyers thinking seriously about the tradeoffs that can come with reaching a dream home goal. |
That wraps it up for this week! |
Be on the lookout for the next issue with more Kansas City real estate tips, homeowner advice, market insight, and helpful information for buyers, sellers, and future homeowners. |
