Meme of the Week
Sometimes a little adjustment is all it takes. Although your toes may disagree. 😄
The same idea can apply to buying a home. Your first wish list may change once you start touring Kansas City homes in your actual price range — and sometimes a small adjustment is all it takes to find a property that works.
Might need to adjust your home-buying wish list…
If you’re the kind of person who doesn’t want to kill a spider but also isn’t thrilled about sharing the house with one, you may have a bit of a dilemma.
Experts say many common house spiders are actually adapted to living indoors, and putting them outside could end up killing them.
Instead, they suggest relocating your eight-legged roommate to a part of the house you don’t mind sharing.
So the next time we’re looking at Kansas City homes together, maybe we need to add “spare room for the spider” somewhere below updated kitchen, fenced yard, and two-car garage on the wish list. 🕷️😄
Should a Kansas City homebuyer adjust to an adjustable-rate mortgage?
Adjustable-rate mortgages — commonly called ARMs — tend to make some homebuyers nervous. When you’re talking about a monthly mortgage payment, the word “adjustable” may not sound especially comforting.
But today’s adjustable-rate mortgages have changed quite a bit over the years, and they may not be as risky as their reputation suggests.
Unlike a traditional fixed-rate mortgage, an ARM generally starts with an interest rate that remains fixed for a specific introductory period. After that period ends, the rate can adjust according to the terms of the loan.
That doesn’t mean an ARM is right for every Kansas City buyer. Your plans, finances, expected time in the home, loan terms, and tolerance for future payment changes all matter.
Sellstate Realty recently took a closer look at adjustable-rate mortgages , including how ARMs work, some of the protections borrowers have today, and situations where an adjustable-rate loan may be worth discussing with a mortgage professional.

Read the Free Downsizing Guide How’s the Kansas City real estate market?
We get that question all the time, and there isn’t one answer that applies equally across the entire Kansas City metro.
Conditions can vary between Kansas City, Independence, Blue Springs, Lee’s Summit, Raytown, Liberty, Overland Park, Olathe, and surrounding communities. They can also vary dramatically by price range, property type, condition, neighborhood, inventory, and buyer demand.
That’s why broad national housing headlines don’t always tell you what’s happening with a particular Kansas City home.
Curious about a specific house? Wonder what your Kansas City area home is worth? Want to know whether buyers have more negotiating room in your price range?
Just reach out and ask. We're always happy to provide local market information, neighborhood-specific data, home value guidance, buyer strategy, or seller advice — with no pressure or obligation.

Has the Kansas City housing market adjusted toward buyers?
Trying to pinpoint the exact moment a seller’s market becomes a buyer’s market is nearly impossible.
Housing markets rarely change overnight, and even economists can disagree about exactly when a market has “officially” shifted.
Kansas City is even more nuanced because we don’t really have just one housing market. Conditions can look different depending on the city, neighborhood, price range, property type, inventory, and how motivated buyers and sellers are.
But buyers and sellers can still watch for clues.
We recently published 4 not-so-technical indicators that it might be becoming a buyer’s market .
The point isn’t to perfectly time the market. It’s to recognize when conditions may be changing and understand how that shift could affect your negotiating position, pricing strategy, or home search.
The fact is…
Some adjustable-rate mortgages can keep their initial interest rate fixed for surprisingly long periods before the first adjustment occurs. 😳
That’s one reason it’s worth understanding the actual terms of an ARM rather than judging every adjustable-rate mortgage by how these loans worked decades ago.
