We have to admit, laughing with our buyers about how different some Kansas City homes look in person compared with the listing photos is something we may enjoy a little too much. 🤫

Sometimes clever photography simply puts a home’s best foot forward. Other times you walk through the front door and wonder if you somehow arrived at the wrong address.

They don’t build ’em like they used to. Well, at least this guy didn’t...

Italy has so many ancient ruins that most of us probably wouldn’t think twice if we stumbled across something that looked like an old Greek or Roman amphitheater.

Apparently, plenty of tourists didn’t either.

For years, visitors paid €40 for guided tours of the Anfiteatro Berico, believing they were touring an ancient amphitheater.

There was just one fairly important problem.

The entire thing was a modern-day fake , built in the 2010s and intentionally designed to look old.

There may be a real estate lesson hiding in there somewhere: whether you’re looking at an ancient amphitheater or a Kansas City house for sale, appearances can be deceiving. 😄

Kansas City homebuyers: look past the listing-photo letdown

You find a Kansas City home online that looks fantastic. The kitchen seems enormous, the rooms look bright, the backyard appears perfect, and you’re already picturing where the furniture will go.

Then you see it in person.

Suddenly the “huge” living room feels much smaller, the lighting isn’t nearly as dramatic, and that wide-angle camera apparently deserved an Academy Award.

That disappointment is understandable, but overly enhanced real estate photography may actually hurt the seller more than the buyer.

Why? Because other buyers may have the exact same reaction and dismiss the property too quickly.

For Kansas City buyers, the important question isn’t whether the listing photographer made the house look perfect. It’s whether the actual property, location, condition, price, and potential work for you.

After you’ve looked at thousands of real estate listing photos for a living, you start noticing little clues that the average homebuyer might scroll right past.

A strangely cropped room. An unusually close exterior photo. A carefully chosen camera angle. A bathroom that mysteriously never appears. A basement represented by exactly one picture of the staircase.

Even the order of the listing photos can make an experienced agent wonder what we’re going to discover when we actually walk through the house.

That doesn’t necessarily mean something is wrong. But listing photos often tell you almost as much by what they don’t show as by what they do.

The fact is…

AI may be the newest tool for making homes look better online, but making a house appear a little more impressive than it really is certainly isn’t a new idea.

That’s another reason there’s still no substitute for actually walking through a home with your own eyes — preferably with someone who has looked at enough houses to know where to look twice. 😄
